Basic home emergency cover

Included as standard and provides 24/7 emergency assistance. We will arrange and pay (up to £500) for an approved contractor to: prevent damage or further damage to the insured property, make the insured property secure or relieve unreasonable discomfort, risk or difficulty. The following circumstances are covered:

  • Roof damage (where internal damage - e.g. an ingress of water - has been caused or is likely)
  • Plumbing and drainage (i.e. damage to or blockage, breakage or leaking of the drains or plumbing system (that you are responsible for)
  • Power supply (failure of the domestic electricity or gas supply)
  • Toilet unit (damage to or mechanical failure of a toilet bowl or cistern that results in complete loss of function of the only toilet - or all toilets - in the property)
  • Home security (damage to, or failure of, external doors, windows or locks which leaves the property insecure)
  • Vermin (the sudden infestation of vermin in the insured property which prevents the use of the lofts or one or more rooms)

Saving you all the ringing-round you'd have to do if the central heating system in your rented out property stopped working, a pipe burst, if the drains got blocked or if a storm damaged the property. One call, from you or your tenant, to us on our 24/7 Home Emergency line provides up to £500 for call-out charges, parts, labour and materials.

In the event of the property becoming uninhabitable and remaining so overnight we will pay up to £100 towards your tenant's overnight accommodation and/or transport to such accommodation.

Buildings insurance

If you insure your buildings with us, normally, we automatically offer up to £500,000 of cover to rebuild your property. However, in certain circumstances, it will be covered for up to the amount you have specified to rebuild your property.

You should insure for the cost of totally rebuilding your property, NOT what its market value is. The amount to rebuild is generally less than the property's market value, as you don't have to pay for the land again if you rebuild.

Your policy automatically includes £7,500 cover for rebuilding or repairing outbuildings.

If you need any more than that please enter the total amount of cover you require i.e. if you need £10,000 cover for Outbuildings, please enter 10000 in the box (not 2500).

Outbuildings – these include (but are not limited to):​ detached garages, sheds, boundary or garden walls, fences, tennis courts, swimming pools, external car ports, driveways, patios, artificial lawns, septic tanks, soakaways or sewage treatment centres.

It‘s really important that your outbuildings cover insures you for the total cost of rebuilding all buildings with a fixed foundation that are detached from the main building e.g. detached garages, greenhouses, sheds and summerhouses. If you‘re insured for less than this amount, you‘ll be ‘underinsured’. This means that in the event of a claim, you may not receive the full claim amount.

The outbuildings must be located within the property boundary or a communal area that you‘re legally responsible for. Include the total cost of any fixtures and fittings attached to the outbuildings or underground services (such as pipes, tanks, or cables) providing services to and from your outbuildings.

Your policy automatically includes £7,500 cover for rebuilding or repairing outbuildings.

If you need any more than that please enter the total amount of cover you require i.e. if you need £10,000 cover for Outbuildings, please enter 10000 in the box (not 2500).

Cover for items within the home

Where you specify items within the home, cover is provided so long as the items are within the main building at the insured address at the point of claim.

Cover for items you specify within the home will not protect items kept in an outbuilding or in the open.For these items, you need to select ‘cover away from the home’ when specifying items on your policy.

 IMPORTANT INFORMATION ABOUT SPECIFIED ITEMS

To cover a High Risk Item, bike or electronic gadget worth £1,500 or more, or to guarantee your item is covered away from home you'll need to specify it on your policy. Specified items are also covered for accidental damage.

 What are specified items?

Specified Items are items of contents that must be specifically listed on your policy for them to be covered. Commonly listed items include High Risk Items (like jewellery and watches), electronic gadgets and bikes, but you can specify any item that's classified as contents. Each item must be individually listed, unless they form part of a set.

Bikes

Any pedal cycle, including electrically assisted pedal cycles and any accessories attached to the bike, e.g. bike locks or water bottles.

Electronic Gadgets

Items which contain a processor and are designed to be portable, such as: camcorders, digital cameras, gaming devices, laptops, mobile phones, smart watches, tablets and wireless earphones.

High Risk Items
Valuables

Clocks; furs; gold, silver and other precious metals (including plated items); jewellery and watches; and works of art.

Collectables

Coin collections; guns; medals; and stamp collections.

Equipment

Medical equipment (including hearing aids); ride on or robotic lawnmowers; and wheelchairs or mobility scooters.

Vehicles and business stock are not covered under a Homeprotect policy.

 Understanding what items to specify

If you’re not sure if you need to specify an item on your policy, consider the following:

Where do you want the item covered?

You don't need to specify items under £1,500 for cover:

  • Inside the home - the main building within the boundary of your insured address.

  • Outside the home - within the boundary (e.g. in outbuildings or the garden) and temporarily outside the boundary (in storage, at work, in student accommodation, being repaired, or being moved between your home and any of these areas).

You do need to specify items under £1,500 for cover:

  • Away from the home - if it's a High Risk Item, an electronic gadget, a bike or, for any other item, you choose not to include the optional 'Personal Possessions Cover'.

Will the item cost £1,500 or more to replace?

If it's a High Risk Item, electronic gadget or bike with a replacement cost of £1,500 or more, you will need to specify the item. If it's any other item with a cost of £1,500 or more and you want cover outside the home or away from the home, you need to specify the item.

Are the claim limits suitable?

  • High Risk Items worth less than £1,500 individually are collectively covered inside the home up to £5,000 or 20% of the contents sum insured (whichever is lower). For example, if you have 10 pieces of jewellery, each piece worth £1,000, you may choose to specify each one to cover the full replacement value of all 10 pieces.

  • There is a claim limit of £1,500 for possessions stored in outbuildings. For example, if you have three bikes, each worth £1,000 that you store in your garden shed, you may choose to specify them to cover the full replacement value of all three bikes.

Depending on their value and your cover needs, bikes, electronic gadgets (such as mobile phones, laptops, tablets, cameras and smart watches) and high risk items (such as jewellery, watches, pictures, gold or silver items) would typically need to be specified on your policy (‘specified items’). Any item in the table below worth less than £1,500, individually or as part of a collection, is covered up to £5,000 or 20% of the contents sum insured (whichever is lower) inside the home for perils (or ‘insured losses’) listed in your cover limitations at the top of this page:

Valuables

Clocks; furs; gold, silver and other precious metals (including plated items); jewellery and watches; and works of art.

Collectables

Coin collections; guns; medals; and stamp collections.

Equipment

Medical equipment (including hearing aids); ride on or robotic lawnmowers; and wheelchairs or mobility scooters.

These are not covered under a Homeprotect policy.

Compulsory excesses

Compulsory excesses are paid towards approved claims for the section of cover you're claiming under. If you make a claim under both buildings cover and contents cover, both sections will apply.

An excess is the amount you pay in the event of a claim. There is a standard compulsory excess which is shown here and on your Insurance Offer and your Policy Schedule. The excess will be different for other causes such as subsidence, landslip or heave. Please note that if you opt for a voluntary excess, it will apply in addition to the compulsory section excess and any other excesses which may apply.

Additional voluntary excesses

Voluntary excesses can lower your premium and are paid towards approved claims. They are paid together with any compulsory excesses for the section of cover you're claiming under.

Taking a voluntary excess, in addition to our standard compulsory excess shown below, may reduce your premium. The amounts of voluntary excesses available are shown in the dropdown box - select one and recalculate to get a revised premium. The premium will usually reduce if you select a higher excess, depending on the discounts available from the selected insurer.

      Basic home emergency cover

      Included as standard and provides 24/7 emergency assistance. We will arrange and pay (up to £500) for an approved contractor to: prevent damage or further damage to the insured property, make the insured property secure or relieve unreasonable discomfort, risk or difficulty. The following circumstances are covered:

      • Roof damage (where internal damage - e.g. an ingress of water - has been caused or is likely)
      • Plumbing and drainage (i.e. damage to or blockage, breakage or leaking of the drains or plumbing system (that you are responsible for)
      • Power supply (failure of the domestic electricity or gas supply)
      • Toilet unit (damage to or mechanical failure of a toilet bowl or cistern that results in complete loss of function of the only toilet - or all toilets - in the property)

      Covers you for up to £1,500 for locksmith's charges, new locks & keys, car hire and onward transport costs following the loss of your keys (any key is covered including home keys, office keys and car keys).

      There is no excess payable and no limit to the number of claims you can make (with no impact on your No Claims Bonus on the rest of your Homeprotect policy).

      There is also a 24 hour Emergency Helpline available 365 days a year.

      However, if you have taken out contents cover and/or Home emergency cover with us, you will already have some cover for replacing locks – please check the policy document for details.

      Is this enough cover to replace your contents

      How we define contents

      We consider contents to be possessions you could take with you when moving home. This could include household appliances, furniture, cutlery, crockery and cooking equipment, gadgets and household electronics, valuables, artworks, clothing, linen, bikes, and food in your freezer. We also consider household fittings such as shelving, curtain rails and carpets to be contents.

      Things we don’t cover under our contents policy:

      • Contents owned by your tenants (if you’re a landlord).
      • Fixtures (e.g. items permanently attached to the interior or exterior of your home, such as kitchen or bathroom suites) - these would be covered under our buildings policy.
      • Vehicles or craft (e.g. quad bikes, motor boats, drones, e-scooters).

      How to calculate the replacement cost of your contents
      When thinking about your contents, as a rough guide, imagine tipping your house upside down and giving it a shake. Anything that falls out would be contents. Although they might not fall out, we consider carpets and curtains as contents too. Try to identify what each item is worth. Then add up the cost of those items to get your estimate.

      What should I include in the cost to replace my contents?
      For the majority of your items, we only need to know the total cost of replacing them as new. We've listed some examples of the sorts of things to include below.

      Separately, there are some items that you need to tell us about individually further down this page. Exclude the value of these items when estimating the total replacement value of your contents.

      Bedrooms
      Include beds, clothes, free standing wardrobes, toys.
      Exclude fitted wardrobes.

      Bathrooms
      Include towels and linen, freestanding storage.
      Exclude toilets, baths, showers, sinks, heated towel rails.

      Kitchen
      Include freestanding appliances, plates, cutlery, pots and pans, food.
      Exclude kitchen units, fitted/built-in appliances.

      Living room
      Include tables and chairs, throws and cushions, freestanding lighting and lampshades.

      Utility rooms
      Include freestanding washing machines, tumble dryers.
      Exclude fixed appliances and units.

      Loft, basement and garage
      Include tools, lawnmowers, children’s toys.
      Exclude quad bikes, motorboats, drones, e-scooters.

      Garden
      Include free-standing barbecues, free-standing children’s toys, garden furniture.
      Exclude fixed children’s play equipment, fixed barbecues, permanent outbuildings.

      Watch out for underinsurance
      To receive a full claim amount (subject to any claim limits), you’ll need to be insured for the full replacement value of all your contents when you make a claim. That's why it's important to be as accurate as possible when estimating the replacement value of your contents.

      If you value your contents lower than their total actual value, you’ll be ‘underinsured’ and may not receive the full claim amount. Instead, we would settle your claim based on the percentage difference your insured value was to your full contents value.

      For example: you estimate it would cost £50,000 to replace your contents and you come to make a claim of £5,000. If we find that the replacement value of your contents is actually £75,000 this would mean you're underinsured by £25,000 or 33%. We would settle your claim for £3,350 (33% less than the £5,000 claimed).

      How to calculate your buildings cover

      Your property
      Your buildings insurance needs to cover the full cost of rebuilding your property, excluding outbuildings, should it be completely destroyed. This is not the same as the market value of the property

      This is really important because if you’re insured for less than this amount, you’ll be ‘underinsured’. This means that in the event of a claim, you may not receive the full claim amount.

      If you don't know your rebuild cost, you may be able to find it on a recent surveyors report, mortgage valuation report or insurance renewal document. The Association of British Insurers also offer a calculator which may help you decide how much to insure your property for.

      Your outbuildings
      This should cover the total cost to rebuild all buildings with a fixed foundation that are detached from the main building you're insuring e.g. detached garages, greenhouses, sheds and summerhouses. The outbuildings must be located within the property boundary or a communal area that you're legally responsible for.

      What should i include?

      For your main building, include the cost to completely rebuild the main building within the property boundary, including attached garages, conservatories and permanent structures (e.g. garden walls, driveways or fixed hot tubs) and excluding outbuildings.

      For your outbuildings, include the cost of rebuilding all outbuildings within the property boundary or a communal area that you're legally responsible for.

      In addition to the above, include the following in your cost to rebuild your property or outbuildings if they apply:

      1) Fixtures that are permanently attached to the interior or exterior of the main building/outbuildings, such as:

      • air and ground source heat pumps • alarm systems and surveillance equipment • electrical vehicle charging points • external lighting • fixed solar heating systems • fixed wind turbines • kitchen or bathroom suites • laminated, wooden effect or vinyl floor covering that can’t easily be removed and re-used • lighting systems • solar panels.

      2) Fittings, or removable items that are attached to the interior or exterior of your home/outbuildings (e.g. shelving, curtain rails, carpets).

      3) Underground services, such as cables, drain inspection covers and underground drains, pipes or tanks providing services that you're responsible for.

      4) All related fees (e.g. architectural, surveying, engineering, legal), demolition and debris clearance costs and any upgrade costs to comply with government or local authority requirements.
